At the journey level, you are expected to be fully proficient, applying a broad range of specialized skills independently. You will exercise sound judgment in interpreting and adapting guidelines, policies, and regulations, and make informed decisions based on analysis of each situation or assignment.

As a Property Maintenance Technician, you will be responsible for performing preventive and corrective maintenance of Metropolitan-owned residential and recreation facilities. This includes responding to service requests, troubleshooting issues, and ensuring that all properties remain safe, functional, and well-maintained.

In this role, you will carry out a wide range of tasks across multiple trades, including carpentry, electrical, mechanical, plumbing, HVAC, and locksmithing. Responsibilities include maintaining detailed maintenance records, responding to emergencies with effective corrective actions, and conducting routine inspections to ensure safety and code compliance. You will also coordinate with tenants to schedule repairs, maintain clean and professional work areas, and prepare vacant units for occupancy by completing both interior and exterior work—such as wall repairs, painting, fixture replacements, rough and finish carpentry, and grounds maintenance—all while adhering to applicable building and residential codes.

The Incentive Pay program will be setup to provide a Desert Branch Assignment Premium to qualifying employees as follows:
5% for all employees assigned to Gene Camp or Intake.
15% for all employees assigned to Hinds Pumping Plant, Eagle Mountain, or Iron Mountain.
